Landlord-Tenant

The representation of landlords and tenants in lease transactions involving residential, office, retail and general commercial property is a significant part of our real estate practice. We represent corporate and individual clients in every aspect of the leasing process, negotiating lease terms, drafting leases, enforcing lease agreements through negotiation, litigation, or alternative dispute resolution and representing residential landlords in tenant bankruptcy proceedings.

Our experience with lease agreements and documentation is extensive and ensures that our clients' lease agreements comply with all necessary statutory requirements. Our real estate attorneys assisted in drafting the current Washtenaw County Bar Association Residential Lease Agreement, now in wide distribution and use.

Although we will pursue litigation when necessary, we generally recommend informal negotiations for lease enforcement while simultaneously taking steps, either in court or under lease arbitration provisions, to move such disputes forward. Utilizing this strategy ensures the collection of all rental payments due and the return of possession of rental property to a landlord, while minimizing legal fees.
